You plan on: Available Surveys: Buying a Parcel When buying a parcel, the main survey which is required is a Boundary Survey Selling a Parcel Building a Structure When building a structure, a Topographic Survey is often required. Next, a calculation of the building envelope may be required if the structure is to be placed near a property boundary. Boundary Survey A boundary survey is the most elementary type of survey. It involves using a legal description to locate the parcel on the earth with respect to standard section corners. The boundary is then marked precisely with stakes at all corners and with wooden lathes beside the stakes to make them visible. A plot of survey may be issued but is not required in most cases. Topographic Survey A topographic survey is required when details of the natural features of the parcel are important, such as when building a house. This type of survey encompasses a Boundary Survey with some additions. First off, a plot of survey is always provided. On this plot the surveyor will mark the approximate contour lines obtained by measuring the elevation of points within the parcel at usually 50ft intervals (depending on the steepness of slopes encountered). Other features which will be mapped include, but are not limited to buildings, driveways and bodies of water. ALTA/ACSM Survey |
